Possible Commercial Real Estate Bubble
Since the subprime mortgage fiasco and collapse last year, many states in the USA have seen home prices fall drastically. Hawaii has not been hit that hard. But there is fear of an upcoming commercial real estate “bubble” to burst in many places in the U.S. and here in Hawaii. This could be a wrong prediction, but here is some evidence. What I find interesting is what was a a big retail furniture store has now become a Christian mega-church. Change does happen upon commercial real estate, some become “ghost-towns”, and some go through dramatic change like this one. Lots of commercial real estate in downtown Oahu made the transition into condominiums/office space or into purely condominiums from what was office space before. Need to generate rental income forced change in downtown and shopping malls like this one.

HOPE ALLIANCE PHONE CALL FORECLOSURE SCAM

Buyer beware this is telephone conversation I had today, December 22, 2009, with (Richard) Greg Cruz at a company called HOPE ALLIANCE (8777949528, 9045272390, 8884357270), not to be confused with the federally endorsed HOPE NOW ALLIANCE. I received 2 calls from the organization since last Friday and returned the call today. During the conversation, I was given conflicting information and was also led to believe that HOPE ALLIANCE and HOPE NOW are one in the same. Please listen for yourself.
With many consumers desperate for relief and afraid they might lose their homes in these difficult economic times, some unscrupulous individuals prey on these fears for their own financial gain. The HOPE ALLIANCE scam has given consumers false hope under the guise of the government-endorsed HOPE NOW Alliance. The Federal Trade Commission (FTC) charged the defendants with violating federal law by misrepresenting that they could obtain mortgage loan modifications for consumers in all or virtually all cases and that they would refund consumers money if they did not. The website states that it is an alliance of nonprofit organizations and housing counselors that can assist homeowners in obtaining a loan modification or stopping foreclosure. The website also states that it is a 501 (c) (3) non-profit organization. However, H.O.P.E. Alliance is not registered with the IRS or the Attorney Generals Office as a non-profit.
The Attorney Generals complaint also asserts that in its communications to homeowners, HOPE Alliance deceptively uses a similar name to the government-sponsored non-profit organization, HOPE NOW Alliance, a non-profit alliance of counselors, mortgage companies, investors and others that offers outreach to distressed homeowners free of charge. The complaints also allege the defendants tell consumers they can receive a full refund if they are not satisfied with the defendants services. The complaints state that, in many cases, after consumers have paid the up-front fees, the defendants fail to return their phone calls to provide them with updates about the status of their purported communications with the consumers lenders or misrepresent that negotiations are proceeding smoothly.
Attorney General Richard Blumenthal and U.S. Rep Joe Courtney are investigating H.O.P.E. Alliance (HOPE Alliance), Inc. after Courtney alerted his office about the company’s alleged false promises to rescue homeowners from foreclosure. Blumenthal said, “I am alarmed by allegations that HOPE Alliance is masquerading as a reputable non-profit and erasing all hope for homeowners. I thank Congressman Courtney for alerting my office and aiding victims. We are investigating HOPE Alliance because it allegedly took consumer money, convinced homeowners to stop mortgage payments and then left them with nothing.”
HOPE Alliance charges homeowners $1,500 each to save their homes. In some cases the company allegedly urges homeowners to cease making mortgage payments. Some consumers say they are now on the verge of losing their homes as a result of HOPE Alliance’s practices.
